Dear Wildan Solicitors,

Thank you for showing me round the office on 26 October. I've measured both rooms and put together this proposal for the two conference rooms and the PC bench, built to your brief: slim 2 m walls, half board and half glass, no thick stud walls, and a good finish on a sensible budget.

Inside you'll find the layout, three ways to build the walls, a 3D model you can walk around, and a full breakdown of the cost. It is a draft, so please mark anything you'd like changed in the last section and send it back, and I'll send you an updated version.

Kind regards, Sofiullah Prottoy NK Electric Plumbing Construction UK Ltd

The layout

The associates' desks run along the window wall with an open walkway in front of them. The two conference rooms sit along the opposite wall next to the kitchen: a small one for four people by the entrance door, and a larger one for six. In the entrance room, one long bench holds six PCs with a divider between each seat.

With option A the rooms feel defined while the whole office stays bright. The frosted band at eye level is required by building regulations so people notice the glass, and it adds a little privacy when seated.

With option B there is more privacy and less light reaches the rooms. The frame needs two extra rails around the glass strip.

With option C the rooms are fully private and it is the lowest cost, but they rely on their ceiling lights, since no daylight reaches them.

One board, a neat frame, no plastering

  • Each wall is a single 18 mm laminate board, finished on both faces. The wall is about 4.5 cm thick, so it takes up very little floor space.
  • The board and the glass sit in slim planed-timber posts and rails, held in place with beads. The frame stays on show and is painted, so every joint is made to be seen.
  • A head rail runs along the top at 2 m, over the doorways too. It ties every wall together and leaves the openings ready for doors later.
  • Each wall is fixed to an existing wall at its end and the corners brace each other. Nothing is fixed to the ceiling.

Power and lights

No new wiring is included in this price. The rooms keep the existing ceiling lights, and once the walls are marked out on the floor I'll check that each conference room has a light inside it. The six PCs and five desks will need sockets and network points; our electrical team can quote for those separately.

Finishes and 3D model

The frame and the board come in a few colours. Pick a combination to see it in the model below, or leave it for later; it doesn't change the price.

A design impression built from the measured plan, so walls, glass and bench sit where the drawings put them. Colours are close, not exact. Furniture is shown in grey for scale only and is not part of this quotation.

Budget

The budget is split into four parts so you can see where every pound goes. Materials are bought at cost from trade suppliers, with a copy of every receipt. Site labour is priced task by task for each trade: joinery, glazing, decorating and general work. Design and project management are fixed fees.

Programme

  1. Before
    Mark out and order

Tape the new walls on the floor and walk round them with you, so you can see the rooms at full size. Order the glass, which takes about 5–7 days.Order the boards and timber.

  2. Day 1
    Prepare the frame

Cut, sand, prime and paint the timber before it goes up, so the finish is clean.

  3. Day 2
    Put up the frame

Posts and rails fixed to the floor and walls, head rail across the top.

  4. Day 3
    Boards and PC bench

Laminate boards into the frame; worktop and dividers in the entrance room.

  5. Day 4–5
    Finish and hand over

Fit the glass once delivered, then touch up the paint, seal, snag and clean, and walk round it with you.

Two people on site. The office can stay in use, and noisy cutting can be done early or out of hours if you prefer.

7

Payment and terms

  1. On acceptance: the design fee, plus the materials on account (–), so the materials and glass can be ordered.
  2. When the frame is up: half of the site labour (–).
  3. On completion: the rest of the site labour and the project management fee (–). Materials are settled against the receipts and anything unspent is credited back.

This quotation is valid for 30 days. Measurements will be confirmed on site before anything is ordered; if anything changes, I'll tell you before it affects the price.

Your decision

Your choices from above are gathered here. Add anything else, copy the answers and send them to me on WhatsApp or by email.

PC bench
A sixth seat on the side wall would clash with the corner seat and the door, so I recommend the straight row.
